Exploring Denvers Marston Neighborhood

Denver’s Marston neighborhood was recently featured in our post on neighborhoods that get the best return on investment, with an impressive 598% ROI. It’s Denver’s most southwesterly neighborhood and is often confused with being in Littleton. Marston is located south of Quincy, and the key borders are Kipling, Belleview, W. Grant Ranch, Cross Drive, and Marston Lake.

Marston has a suburban feel with lots of parks, nearby golf courses and easy access to the foothills and mountains. Many of the homes here were built in the 1990s and run around 3,000 square feet. The popular Grant Ranch development is located in the Marston neighborhood and features many large homes for growing families. Nearly half of the people living in the Marston neighborhood are married, typically in their 30s and 40s, with children.

In terms of recreation, Marston is a golfer’s paradise. There are five public courses within a 3-mile radius of the neighborhood: Fox Hollow, Homestead, Meadows, Foothills and Raccoon Creek. The private Pinehurst Country Club is nearby as well.

Within the boundaries of Marston you’ll find the small parks of Garrison/Union and Wagon Trail, and just on the Littleton border is Harriman Lake Park, which features a fishing pond and 1.5-mile loop trail. You’ll also find Robert Clement Park and Johnson Reservoir in this neighborhood.

According to Niche.com, Marston has a population of 19,750 and a median home value of about $330,000. It also ranks #32 of 75 most diverse neighborhoods in Denver; #40 of 75 best places in Colorado to raise a family, and #47 of 75 best places to live in Denver.
